Terms and Conditions

  • All Design Concepts will be developed as per the Zoning/Building Codes & Regulations in which the PLOT shared with by the CLIENT is located in respect to County, Country, Continent & Planet.
  • Our Entity is here to develop exemplary Design Concepts that capture your imaginations to the very details. We concentrate only in developing Concepts which outline Floor Layouts, Elevations, Sections & 3D Impressions.
  • What we provide should be used for purposes of only discussing Functionality, Aesthetics & Finances related to the Project.
  • In the case where the Client intends to realise the Project Design Concept on Site [Construction], we advise our Clients to seek further guidance from us before embarking on such endeavors and its related activities; As such activities entail seeking of Statutory Approvals & Consents from Adjoining Owners, Local Authorities & other relevant Statutory Authorities.
  • In the case where a Public Procurement Entity needs to Procure our services which is hereby described as – Design Concept Development; The Entity must adhere to & subscribe to the Public Procurement Framework and Systems provided for in the Public Procurement and Asset Disposal Act, 2015 and its appended Regulations, 2020.
  • All Design Concepts developed by BlackJack Virtual Concepts shall remain the property of BlackJack Virtual Concepts until such a time where such Rights, Copy Rights and Patents have been transferred to another party in whole or/and part for the purpose of duplication, mass production & copying.
  • The amounts being charged for the above-mentioned Developments are limited up to The Total Built-Up Area as indicated below:
    1. Bungalow – 200 Square Metres.
    2. Maisonette – 400 Square Metres.
    3. Mansion – 600 Square Metres.
    4. Apartment – 1200 Square Metres.
    5. Warehouse [Go-Downs] – 2000 Square Metres.
    6. Office Block – 3000 Square Metres.
  • Any extra Built-Up Area will attract additional costs as indicated below respectively:
    1. Bungalow – Kshs 5,000 per Square Metre.
    2. Maisonette – Kshs 10,000 per Square Metre.
    3. Mansion – Kshs 15,000 per Square Metre.
    4. Apartment – Kshs 20,000 per Square Metre.
    5. Warehouse [Go-Downs] – Kshs 25,000 per Square Metre.
    6. Office Block – Kshs 30,000 per Square Metre.
  • After a successful submission of a Design Concept request, the Design Concepts will be ready respectively as indicated:
    1. Bungalow – 15days.
    2. Maisonette – 30days.
    3. Mansion – 45days.
    4. Apartment – 60days.
    5. Warehouse [Go-Downs] – 60days.
    6. Office Block – 90days.
  • After a successful submission of a Design Review request, the Design Review Report will be ready respectively as indicated:
    1. Bungalow – 5days.
    2. Maisonette – 10days.
    3. Mansion – 15days.
    4. Apartment – 30days.
    5. Warehouse [Go-Downs] – 30days.
    6. Office Block – 45days.
